U.S. existing-home sales grew 3.1% month-over-month to a seasonally adjusted annual rate of 4.00 million, exceeding economists’ expectations and marking the strongest sales pace since August 2023, according to the National Association of REALTORS® (NAR). Falling interest rates late last year, coupled with a recent uptick in inventory, helped existing-home sales to climb following last month’s decline, with monthly gains reported in the Midwest, South, and West regions.
Closed Sales decreased 4.2 percent for existing homes and 18.5 percent for new homes. Pending Sales increased 18.4 percent for existing homes and 41.7 percent for new homes. Inventory increased 2.5 percent for existing homes but decreased 19.4 percent for new homes.
The Median Sales Price was up 7.2 percent to $268,000 for existing homes and 0.7 percent to $519,950 for new homes. Days on Market increased 7.7 percent for existing homes and 55.9 percent for new homes. Supply increased 18.2 percent for existing homes but increased 13.4 percent for new homes.
Total inventory heading into February stood at 1.01 million units, a 2% increase from the previous month and a 3.1% increase from the same time last year, for a 3 months’ supply at the current sales pace, according to NAR. Although buyers may find additional options in their home search, inventory remains below the 5-6 months’ supply of a balanced market, and demand is exceeding supply. As a result, existing-home sales prices have continued to rise, climbing 5.1% year-over-year to $379,100.

U.S. existing-home sales slipped 1.0% month-over-month and were down 6.2% year-over-year as of last measure, while pending sales jumped 8.3% from the previous month, marking the largest gain since June 2020, according to the National Association of REALTORS® (NAR). Mortgage rates have dropped significantly from their peak last fall, and homebuyers are beginning to come out of the woodwork, with NAR forecasting a 13% increase in existing-home sales this year compared to 2023.
Closed Sales decreased 4.1 percent for existing homes and 12.4 percent for new homes. Pending Sales decreased 11.1 percent for existing homes and 10.5 percent for new homes. Inventory decreased 4.4 percent for existing homes and 16.8 percent for new homes.
The Median Sales Price was up 5.3 percent to $258,000 for existing homes but decreased 5.3 percent to $532,350 for new homes. Days on Market remained flat for existing homes but increased 77.8 percent for new homes. Supply increased 8.3 percent for existing homes but increased 10.4 percent for new homes.
Despite tepid sales activity, the persistent shortage of housing supply has helped prop up home values nationwide, with the median existing-home price rising 4.4% year-over-year to $382,600, according to NAR. Total unsold inventory was at 1 million units heading into January, an 11.5% decline from the previous month, for a 3.2 months’ supply at the current sales pace. Nationally, listing activity has started to pick up, and with mortgage rates stabilizing and housing completions on the rise, inventory is expected to improve in the coming months.

U.S. existing-home sales rose from a 13-year low, climbing 0.8% from the previous month and breaking a five-month streak in which sales declined, according to the National Association of REALTORS® (NAR). Despite the increase, sales were down 7.3% compared to the same period last year, as affordability challenges continue to hinder prospective buyers. Most of this period’s closed sales went under contract in October, when mortgage rates were at a two-decade high. With rates having dropped more than a full percentage point since then, existing-home sales may continue to pick up in the months ahead.
Closed Sales decreased 5.9 percent for existing homes and 17.7 percent for new homes. Pending Sales increased 7.6 percent for existing homes and 25.0 percent for new homes. Inventory decreased 6.2 percent for existing homes and 14.4 percent for new homes.
The Median Sales Price was up 6.4 percent to $266,000 for existing homes but decreased 6.5 percent to $503,061 for new homes. Days on Market increased 3.3 percent for existing homes and 54.9 percent for new homes. Supply increased 7.7 percent for existing homes but increased 7.7 percent for new homes.
Low levels of inventory continue to impact U.S. home sales, offering few options for aspiring buyers to choose from. Going into December there were 1.13 million units for sale, down 1.7% from the previous month but up 0.9% from the same period last year, for a 3.5 months’ supply at the current sales pace. As a result, sales prices remain high nationwide, with NAR reporting the median existing-home price rose 4% annually to $387,600 as of last measure, the fifth consecutive month of year-over-year price gains. Homebuyer demand is picking up, and without a significant increase in supply, experts believe home prices will likely remain elevated for some time to come.

Low inventory, elevated sales prices, and decades-high interest rates continue to weigh on the housing market, causing sales of existing homes to fall to their slowest pace since August 2010. According to the National Association of REALTORS® (NAR), U.S. existing-home sales declined 4.1% month-over-month and 14.6% year-over-year as of the last measure, as prospective buyers, faced with rising homeownership costs, wait for mortgage rates and home prices to drop. Closed sales decreased 8.9 percent for existing homes and 14.9 percent for new homes.

Pending sales decreased 0.7 percent for existing homes but increased 34.4 percent for new homes. Inventory decreased 5.2 percent for existing homes and 12.8 percent for new homes. The median sales price was up 7.9 percent to $277,250 for existing homes and 0.5 percent to $537,538 for new homes. Days on market increased 7.7 percent for existing homes and 57.1 percent for new homes. Supply increased 21.4 percent for existing homes but increased 4.8 percent for new homes. Inventory remains at historically low levels nationwide, with only 1.15 million homes for sale heading into November, a 5.7% decline compared to the same time last year, for a 3.6 months’ supply at the current sales pace. The shortage of available properties for sale has kept pressure on home prices, which have continued to climb despite the slowdown in sales. According to NAR, the U.S. median existing-home sales price increased 3.4% from a year ago to $391,800, an all-time high for the month, with annual price gains reported in all four regions of the country.

My husband Tom and I retired from teaching 5 years ago from the Spring Hill district but we are both substituting now on a daily basis in the Olathe district and absolutely love it! Tom retired as a technology teacher and I was a business teacher. We both also coached numerous sports throughout the years. We have 3 children and they all work in the special ed department at Olathe West HS. Kelsey is a resource room teacher, Macy a CBR teacher and Kaden is a para in the CBR room. Our daughters coach cross country and their girls team just won the State Meet for the fourth time in a row! They also coach track together. Kelsey is going to help with the girls wrestling program this year and Macy coaches the girls JV Basketball team.

 

What’s your favorite hidden gem in KC?

Union Station during the NFL draft and our celebratory parades!

 

What’s your favorite KC restaurant?

The Jazz is wonderful.

 

What’s your favorite KC neighborhood?

Overland Park stands out as my favorite.

 

Are you involved in the community? Tell us about something you’re passionate about.

I enjoy keeping score at the wrestling meets and basketball games whenever I get a chance. I also enjoy supporting students who are involved in extra curricular activities. Creating relationships with young people is very rewarding.

 

Tell us about any of your hobbies:

I like to read mysteries and golf.

 

What’s something you think makes you stand out?

I have been a Chiefs season ticket holder for 36 years and people tend to recognize me because of my Puppets. Because I have been on TV for many years with my Chiefs puppet and the opposing team puppet duking it out at every home Chiefs game. I am in the Pro Football Ford Hall of Fans because the wonderful people of KC voted for me.

In a world where busy schedules and demanding routines often overshadow the needs of our community, it’s essential to take a step back and acknowledge the sacrifices made by our veterans. The Veterans Community Project (VCP) in Kansas City is a beacon of hope and support for those who have selflessly served our country. Recently, we had the privilege of visiting VCP for a happy hour, where we donated food and gained insight into the incredible work being done for our veterans.

The Veterans Community Project is a non-profit organization dedicated to providing housing, support, and community for veterans who are experiencing homelessness. Founded by a group of combat veterans, the VCP aims to eliminate homelessness among veterans. This would be done by providing transitional housing, access to healthcare, and other essential services. Their innovative approach focuses on creating a sense of community and belonging, which is vital to the veterans’ journey toward stability.

When KCH visited the Veterans Community Project, it was not just about the physical act of giving, but also about understanding the challenges faced by veterans and appreciating the holistic approach taken by the VCP.

The Better Homes and Gardens Real Estate Kansas City Homes affiliation with the Veterans Community Project started in 2017. KCH’s Community Outreach Committee makes it possible year after year!

 

 

KCH toured the Kansas City VCP Village, located at 89th and Troost in Kansas City, Missouri, is an innovative community of 49 tiny houses for Veterans experiencing homelessness. The homes range in size from 240 to 320 square feet, meet all local city code requirements, and connect to city utility services. The collaboration between Kansas City Homes and the Veterans Community Project showcases the potential for positive change when businesses and non-profit organizations join forces. The visit was a valuable learning experience, highlighting the importance of community, empathy, and support for our veterans.

U.S. sales of existing homes recently fell to a 13-year low, dropping 2.0% month-over-month and 15.4% year-over-year as of last measure, according to the National Association of REALTORS® (NAR), as surging interest rates and elevated sales prices continue to make homeownership unaffordable for many prospective buyers. Purchase activity is down significantly compared to this time last year, but rising interest rates are also keeping many current homeowners from selling, causing inventory to remain at historically low levels nationwide.

Closed Sales decreased 10.8 percent for existing homes and 5.4 percent for new homes. Pending Sales decreased 2.6 percent for existing homes but increased 37.6 percent for new homes. Inventory decreased 12.3 percent for existing homes and 10.5 percent for new homes. The Median Sales Price was up 2.8 percent to $275,000 for existing homes but decreased 8.0 percent to $529,225 for new homes.

Days on Market increased 8.7 percent for existing homes and 75.9 percent for new homes. Supply increased 6.7 percent for existing homes but increased 1.7 percent for new homes. Total housing inventory going into October was at 1.13 million units, up 2.7% from the previous month but down 8.1% compared to the same time last year, for a 3.4 months’ supply at the current sales pace, according to NAR. The shortage of homes for sale is making it harder for buyers to find a home to purchase while at the same time pushing sales prices higher nationwide, with the median existing-home sales price rising 2.8% annually to $394,300, the third consecutive month of year-over-year price increases.

How did you become a team?  

Their journey as a team began when Norma Gaston, our broker at the time, saw the synergy between myself and Kim. We initially covered for each other during vacations and scheduling conflicts, and Norma suggested we create a team. That decision was made 25 years ago, and the rest is history!

 

What exciting things do you do as a team? / Tell us about your team building.  

The Price Curry team isn’t just about business; we’re a close-knit group of friends. They’re always there for each other, both at work and outside of it. From planning happy hours to pickle games and assisting each other in various aspects of life, their bond goes beyond the workplace.

What is your favorite thing about KCH? 

My favorite thing about Kansas City Homes is the great support system! Training, marketing, technology, GREAT brokers and ownership. Wwe are lucky to have all of these things and more.

 

Do you have any kids? A spouse? Pets? Tell us about them!  

I’ve been married to Bill for 40 years this month. We have 2 kids, 3 grandkids and we no longer have pets. We loved having them but are enjoying the spontaneity of not having them for the time being. We are celebrating our 40th in a few weeks by taking our family on a cruise….can’t wait!

 

What’s your favorite hidden gem in KC?  

The Truman Library!

 

What’s your favorite KC restaurant?  

Garozzo’s!

 

What’s your favorite KC neighborhood?  

No personal favorites but KC is blessed with GREAT ones!

 

Are you involved in the community? Tell us about something you’re passionate about.  

We are active with our parish at Twelve Apostles in Platte City, Mo. That involved some volunteering with Hillcrest Ministries as well. When our children were in school we were very involved volunteering with the district.

 

Tell us about any of your hobbies:  

I enjoy traveling and reading.

 

What’s something you think makes you stand out?  

I want my buyers and sellers to know and feel that I am working for them 100%.

Are you a Kansas City Native?

No, I’m from St. Louis, Missouri.

 

How long have you been with Kansas City Homes? 

I’ve been with Kansas City Homes since they transitioned to BHG.

 

How long have you been in the real estate industry? 

My journey in the real estate industry began in 2003, giving me two decades of experience.

 

Tell us about any special talents or skills you have: 

Beyond real estate, I’m a pretty good baker! I also thoroughly enjoy engaging in stimulating one-on-one conversations.

 

Have you won any awards? 

Yes, I’ve received several sales awards from BHG, recognizing my dedication and accomplishments in real estate.

 

What is something people at work don’t know about you?  

I think most people at work know this, but I used to be a rock radio DJ, adding an interesting layer to my background.

 

What is one tip you’d give new agents?  

Be prepared to put in a lot of hours with no pay initially. 

 

What is your favorite thing about KCH?  

Well it’s the people of course! Most everyone is incredibly helpful and cheerful, enjoys their job and will give advice when asked. I also appreciate all the learning opportunities, even if I don’t always use them. Plus, I take pride in working for a woman-owned business. Christian is very good at communicating with the agents.

 

Do you have any kids? A spouse? Pets? Tell us about them!  

I have two wonderful daughters—one is married and lives in Birmingham, England, with her British husband. My other daughter resides in Fayetteville, Arkansas. I’m also married to my retired husband. However, we don’t have any pets.

 

What’s your favorite hidden gem in KC?  

While not exactly a hidden gem, I love driving by the Nelson-Atkins Art Gallery at dusk along Rockhill Road.

 

What’s your favorite KC restaurant?  

It depends on what I’m in the mood for! I like Waldo Pizza, Plate, Jack Stack. This is an unfair question!

 

What’s your favorite KC neighborhood? 

Brookside is my favorite neighborhood, and it’s also where I live.

 

Are you involved in the community? Tell us about something you’re passionate about.  

I’m passionate about supporting locally-owned businesses. Additionally, I volunteer at KCUR radio and have been doing so for many years. I truly enjoy my job, even the challenges, as I learn something every time. Many of my clients have become friends, which is a real bonus.

 

Tell us about any of your hobbies: 

My hobbies include baking, reading, engaging in current events discussions with friends, and traveling to see my daughters. I also love having friends over for dinner and going to happy hour with friends for lively conversations.

 

What’s something you think makes you stand out?  

I like to listen to music on the radio while working, though I’m not sure if that bothers anyone at the office! I take great care of my clients, always going the extra mile for them. It’s incredibly rewarding to see their new homes a few months after they move in, especially those first-time buyers who are taking their first step into the market—it’s an exciting journey for them and for me when they find the right one!

 

Is there anything else you’d like to share about yourself? 

I make a point to appreciate every day, even on those “bad” days. I don’t sweat the small stuff because I feel incredibly fortunate to have a loving family, a cozy home, great coworkers, and the joy of living in Kansas City. To me, every day is a gift!
